TERRIBLE SERVICE DO NOT USE!!!!! YOU HAVE BEEN WARNED. I wouldn't trust these recent reviews if you have a look all the recent reviews have been written in the past few days, a lot of them on the same day. Have a look at google reviews or on the review solictors website. TERRIBLE SERVICE DO NOT USE!!!!! YOU HAVE BEEN WARNED. Extremely bad communication throughout, they don't answer the phone, they never call back, respond to emails over a week later despite them being urgent and despite the emails being tracked and having visibility of when they are opened. Their app doesn't work. Poor to little communication with other solictors. Waste of money. These were promoted by a surveyor and I will be letting them know of the poor service and not to recommend in the future. You will end up doing most of the work yourself.

We used Gorvins to deal with two simultaneous property transactions in October/November 2018. It has taken us until September 2021 to finalise a complaint against them via the Legal Ombudsman, who found their service was unreasonable on all four counts of our complaint; including (but not limited to) inaccurate legal advice. Initially the staff turnover was evidently high, with conveyancers changing so often, other solicitors and agents found it difficult to know who to contact. After weeks of this, I liaised with the purchasers solicitor myself. When Gorvins wouldn’t answer the phone on the date they’d agreed exchange and completion, I had to stand in protest in their office until their head of department intervened to take the file off the conveyancer. The service was abhorrently shocking and stressful from start to finish. I submitted a complaint, which Gorvins did not respond to at all. However, after moving into one property, we discovered Gorvins had not advised us of a right of way over our land. We asked them to look into the issue in lieu of the complaint we had previously submitted. A ‘deputy head’ of department, who we’ve since discovered is not legally trained, provided us with a letter to give to our neighbours. Unfortunately, that letter contained incorrect legal advice, refuting their right of way that was actually prescribed by deed. Apart from falling out with all our new neighbours over the issues, we’ve also incurred around £4K in expenses to include paying an adequate solicitor to defend the mess Gorvins left us in, and reposition a pedestrian gate we had installed. To add insult to injury, Gorvins senior partners only ever responded to us at the mention of a claim in professional negligence. They ignored correspondence, and even failed to comply with the Ombudsman arising in their referral to the Solicitors Regulation Authority. Stay away from this company at all costs. I genuinely hope this one review prevents another vendor/purchaser from going through the difficulties we’ve experienced in the last two years at the hands of these cowboys.

Worst experience of my life. There were problems from the outset, and nothing improved. I had to have my file moved to a different Case Manager due to zero communication. The second Case Manager also did not keep me up to date on proceedings, and it was impossible to get hold of them (by phone or email). I was sent contracts and documents in the wrong name. I made a complaint about this and was told by a Senior Solicitor in the firm, "that's not called a big mistake because it would have been picked up at some point". I was under the impression that hiring a solicitor was for their expertise in the area of contacts and documents - therefore, the wrong name on a contract is a big mistake in my eyes. Furthermore, when the contracts were issued a second time - my name was incorrectly spelt on the contract, and on other documents, they included the name of someone not even taking part in the purchase of the property. This was following my complaint and after having been told the head of the department would be involved and included in all communication. Issuing these documents incorrectly once is unacceptable - TWICE? Ridiculous. When the seller threatened to pull out, a senior member of the team told me, they would now act promptly. The answers to enquiries made to the vendor's solicitor were left for a week without being worked on. I then found out information seconds before completion, which I needed to know in advance. I was told by senior management, "not reviewing the enquiries for five working days is not considered a long time in this climate." Really?!? After the seller threatened to pull out, and you promised me thing would move quickly from that point on? The Case Manager informed the vendor's solicitor that I was waiting on a mortgage. This was a cash purchase - no mortgage involved. The Case Manager told me, "I never informed them of this". Later I saw on a document that she had indeed informed them that I was waiting on a mortgage when I wasn't. This made the vendor nervous since I had told him from the outset that I was making a cash purchase. These types of errors cause unnecessary stress. Another example of the lack of attention to details and neglect when working on the paperwork. The neglect and lack of professionalism towards contracts and paperwork were terrifying - this is the last thing you need or want when purchasing a property. On one occasion, I was contacted by the Case Manager at 8 am on a Monday and informed that she had received the answers to all the enquiries made to the vendor's solicitor. She told me that she had worked on them over the weekend and would contact me that day with the information. She didn't contact me that day; she didn't contact me for an entire week - and only then because I made a complaint. Later it came out that she hadn't even received all the answers to the enquiries. Is this not something that would have been noticed when "working on them over the weekend"? The lack of human decency and communication was unacceptable. When I received the report on the lease, it was full of mistakes. Detailing that I would need to pay ground rent and even detailed specific amounts - I knew there was no ground rent for the apartment I was purchasing—another glaring mistake. Worst of all, when I made a complaint, I was contacted by the Case Managers supervisor, and then I elevated it to the head of the department. I received emails protecting their staff member, justifying their actions and belittling the mistakes. The tone was condescending and rude. Eventually, when I pointed out a little customer service would be nice, I was offered pittance as a discount on the final bill. I would not recommend Gorvin's residential to anyone. The communication is awful. The service is terrible - mistakes on contacts, being given incorrect information, mistakes in the report on the lease. When I discussed this with my friend who is a solicitor, he had to see the documents to believe me such a mistake could actually happen. This was the most difficult and unpleasant experience of my life. I was making a simple cash purchase. Gorvin's claimed "complications in details of the lease" justified the ridiculous amount of time they took in dealing with my purchase. I have checked this with other solicitors since who have informed me that a cash purchase such as this should have taken very little time, even in the current climate. I was consistently told that due to no stamp duty and COVID, everything takes much longer. I would have imagined that managing their workload was their problem and not mine. The searches came back promptly, so the only delay was on their part. Do yourself a favour - find a professional firm.

Ciara Florey dealt with my transaction of me buying a first buy to let property as this was all new to me i was expecting it to be all so stresfull and a lot of chasing around but Ciara was always there when i needed her she replied back to all my emails straight away if i needed to ring her to query about something she alwys came on the phone never had me waiting around she explained everything so cleary and calmly never got fustrated with me asking silly questions or asking her to repeat things.The whole process took 3 months even in this pandemic i would highly recomend her.Thank you Ciara all the best .

Terrible from start to finish. Was dealt with by Kiran Farooq who was very unprofessional and stroppy on the phone when I eventually could get hold of her. The app was never updated despite me asking her to update it so I knew where we were in the process. Several emails she sent had incorrect information or was incomplete so I was very stressed having to rectify her mistakes. On several occasions I was doing her work for her to get updates and progress my own case. Awful communication and poor people skills. I got the impression she either didn't understand her role or just didn't want to be there. Didn't feel at all like a valued customer, more like an inconvenience who was paying thousands for the privilege. At one point she told me I may get a phonecall from my estate agent (I didn't have one) so it was clear she had no clue about my individual case and I was just a number on a factory line that she couldn't be bothered to deal with properly. The comms improved slightly when I asked for her line manager's details but her appalling attitude just made the whole experience awful and ruined Gorvins reputation. Steer clear of Gorvins and I will NOT be using ever again!

Awful. They don't anser the phone half the time. If you choose Gorvins you are in for a hell of a ride. Faceless, call-centre type operation. Choose small and local is my advice.

Finally completed today a whole month from the date I was supposed to. Both sides chain free and has taken almost 4 months! They knew from the start what day I wanted to complete by. Terrible, appalling firm. Impossible to get in touch with anybody by phone and emails not replied to. Passed from one person to another, no updates at all had to do all the chasing myself. No one even answers at reception for about 2 minutes! They knew I was practically homeless, having to sleep on a friends sofa, got a dog and a 9 year old. No attempt to make me a priority at all. They state at the start they hope to complete in within 6-8 weeks this is a lie!! They simply don't care. AVOID alike the plague I honestly don't know how they have got away with this for so long. Even the solicitors from the other side and estate agents couldn't believe how incompetent they have been. The worst thing is I have had to pay them for such a terrible service. I shall be taking this further.
